Lending
In today’s volatile real estate environment, timing and quick access to capital are key to a real estate investor trying to capitalize on opportunities. This is why, in most cases, we will give you an initial answer within 24-48 hours of loan request submittal. Depending on the specifics and the timing in which we receive requested documents, we may be able to fund as quickly as 5 business days.
In order to give you timely feedback, we initially ask 4 simple questions:
- Does the project make economic sense to the borrower? In other words, does your project have a realistic chance of making a sufficient return?
- Does the borrower have the necessary qualifications and access to expertise in order to complete the project? Here you must demonstrate that you have thoroughly thought the project through. Can you show us tangible evidence that you have the skills to complete the project or have hired or aligned with someone who does.
- Does the borrower have capital ‘at risk’? In our experience, without exception, if a borrower has no equity in a project, when major problems arise, they are more likely to just walk away rather than think and work through difficult situations. We want committed borrowers who will do whatever it takes to finish a project and when personal assets are at stake, they have that extra incentive. Additionally, Loan-To-Value (LTV) minimums, more often than not, require a borrower to have personal equity contributed to the project.
- Will the project work within the legal parameters of the governing municipalities and within the physical site itself? The project must conform to applicable zoning and building laws as well as must be able to be physically completed based on actual site characteristics.
Upon answering these 4 questions, if we determine we would like to pursue the request, we will contact the borrower and the Lending Process will begin (see link on left). If not, we will provide reasons why we have declined the request. If the borrower can demonstrate that the concerns were addressed, they are encouraged to resubmit for re-evaluation.
